Synopsis As Introduced
Amends the Mechanics Lien Act. Provides that, to obtain a lien under the Act, the work shall be done or the material furnished: within 3 years from the commencement of the work or the commencement of furnishing the material in the case of work done or material furnished as to owner-occupied residential property; and within 5 years from the commencement of the work or the commencement of furnishing the material in the case of work done or material furnished as to any other type of property. Provides that the changes made by the amendatory Act become inoperative 3 years after the effective date of the amendatory Act.

House Committee Amendment No. 1
Further amends the Mechanics Lien Act. Provides that a contract concerning residential property (instead of owner-occupied residential property) need not set a time for the completion of the work or a time for payment in order to obtain a lien under this Act, provided that the work is done or the material is furnished within 3 years from the commencement of the work or the commencement of the furnishing of material.
