provisions relating to high school quality guarantees.

1 AN ACT concerning the conveyance of school property.
2 Be it enacted by the People of the State of Illinois,
3 represented in the General Assembly:
4 Section 5. For and in consideration of the sum of $1,
5 Bethalto Community Unit School District No. 8, Madison
6 County, Illinois is authorized to convey, by quitclaim deed
7 executed by the president and attested by the secretary of
8 the school board of that school district, to Community Hope
9 Center, Inc., a not-for-profit corporation organized and
10 existing under the laws of the State of Illinois, all rights,
11 title, and interest of Bethalto Community Unit School
12 District No. 8, Madison County, Illinois in and to the
13 following described real estate, together with the
14 improvements situated thereon, to wit:
15 A tract of land in the Northwest Quarter of the
16 Northwest Quarter of Section 2, Township 5 North, Range 9
17 West of the Third Principal Meridian, in Madison County,
18 Illinois, described as follows:
19 Beginning at a point 277.33 feet South and 16 1/2
20 feet East of the Northwest corner of said Section 2;
21 thence Easterly on a line parallel to the North line of
22 said Section 2, a distance of 431.8 feet to a point;
23 thence South on a line parallel to the West line of said
24 Section 2, a distance of 1121.07 feet to a point on the
25 South line of the Northwest Quarter of said Section 2;
26 thence Westerly along said South line, a distance of
27 431.8 feet to a point 16 1/2 feet East on the West line
28 of said Section 2; thence North on a line parallel to the
29 West line of said Section 2, and 16 1/2 feet East
30 thereof, a distance of 1109.07 feet to the place of
31 beginning.

1 A strip of land 33.5 feet wide and 277.33 feet long
2 in the Northwest Quarter of the Northwest Quarter of
3 Section 2, Township 5 North, Range 9 West of the Third
4 Principal Meridian, in Madison County, Illinois, more
5 particularly described as follows:
6 Beginning at a point on the North line of said
7 Section 2, said point being 16.5 feet East of the
8 Northwest corner of said Section; thence South on a line
9 parallel to the West line of said Section 2, and 16 1/2
10 feet East thereof, a distance of 277.33 feet to a point;
11 thence East on a line parallel to the North line of said
12 Section 2, a distance of 33.5 feet to a point; thence
13 North on a line parallel to the West line of said Section
14 2, a distance of 277.33 feet to a point on the North line
15 of said Section; thence West along the North line of said
16 Section, a distance of 33.5 feet to the place of
17 beginning.
18 Situated in the Township of Wood River, County of
19 Madison and State of Illinois.
20 Section 7. The conveyance authorized by this Act is
21 subject to the following covenant and condition, which shall
22 run with the land and be set forth in the quitclaim deed
23 conveying the above described real estate: In the event the
24 grantee named in the deed enters into any lease of or sells,
25 conveys, or otherwise transfers all or any part of the above
26 described real estate or any interest therein to any other
27 person, partnership, association, corporation, or other
28 entity, Bethalto Community Unit School District No. 8,
29 Madison County, Illinois shall thereupon be entitled to
30 receive, and Community Hope Center, Inc. shall be required to
31 pay over to Bethalto Community Unit School District No. 8,
32 Madison County, Illinois all rentals from time to time
33 becoming due and payable under the terms of any such lease

1 and all net proceeds resulting from any such sale,
2 conveyance, or other transfer of all or any part of the above
3 described real estate or any interest therein.
4 Section 10. The secretary of the school board of
5 Bethalto Community Unit School District No. 8, Madison
6 County, Illinois, shall obtain a certified copy of this Act
7 within 60 days after its effective date, and upon receipt of
8 payment of the consideration of $1, shall record the
9 certified document in the Recorder's Office of Madison
10 County, Illinois.
11 Section 99. Effective date. This Act takes effect upon
12 becoming a law.
